Not always. You can make certain extensions, improvements or alterations to your home without planning permission, these are known as Permitted Development Rights. A full guide to these rights can be obtained by clicking here.

The Government introduced the Larger homes under the Neighbor consultation scheme which runs currently until May 2019. This extends rights on a number of properties. i.e. Terraced/semi detached house can now apply for up to 6.0m at single storey. Detached houses can now apply for up to 8.0m. Please note there is sometimes slightly more criteria which needs to be met. Please contact us for further information

Unfortunately not. No Practice can guarantee planning permission, which is granted at the discretion of the planning authority. , At time of consultation/design stage, we can make you aware of general statutory provisions and Local Authority guidelines.

Building control 'Building regulations' approval is completely different to planning and planning approvals.

Building Regulations set standards for the design and construction of buildings to ensure the safety and health for people, including those with disabilities in or about those buildings and to help conserve fuel and power. It is relevant to all aspects of construction in each sector.

If you are building an extension, a new house or even moving a certain wall within your house it would require building control approval. We can produce building control drawings to be approved by your local authority/ building control body. Contact us for further information as depending on the size/scope of works it will reflect the application/process of building control approval.

Of course. Spaces Architecture are fully insured. We are legally obliged to carry PI insurance, which protects you as the customer against professional negligence. You should be aware not all designers / draughtsman carry PI Insurance.
